Canadian AI™ and AIGX Research Begin Early Development of Artificial Intelligence Governance Index™

TORONTO, Canada — April 10, 2026 — Canadian AI™ and AIGX Research today announced the early development of the Artificial Intelligence Governance Index™, a research and technology initiative exploring how organizations can more systematically evaluate the governance, risk, accountability, and responsible deployment of artificial intelligence.

The initiative brings together Canadian AI™'s focus on responsible enterprise AI adoption with AIGX Research's work in AI governance research, assurance, risk assessment, and governance measurement.

As the first phase of the initiative, real estate will serve as the initial industry focus, providing a practical environment for the development and testing of a sector-specific Responsible AI Governance Framework. Research may subsequently expand into financial services and other industries as the methodology develops.

Building a framework for responsible AI

Artificial intelligence is moving rapidly from experimentation into operational environments. Organizations are introducing generative AI, predictive models, automated decision systems, intelligent workflows, and increasingly autonomous AI capabilities into processes that can influence customers, employees, investments, assets, and business operations.

The Artificial Intelligence Governance Index™ is being developed around a fundamental question: How can organizations consistently understand and measure whether their AI systems are being governed responsibly?

Early development will examine organizational accountability and oversight, AI system inventories, risk classification, data governance and security, human oversight, transparency and documentation, monitoring, third-party AI risk, evidence and control maturity, regulatory readiness, lifecycle governance, and responsible AI operating practices.

First industry focus: Real Estate

Real estate has been selected as the first industry focus for the Artificial Intelligence Governance Index™ initiative. AI is increasingly being introduced throughout the real estate lifecycle, including property valuation, investment analysis, underwriting, portfolio management, tenant engagement, building operations, marketing, document processing, property intelligence, and predictive analytics.

The industry's combination of physical assets, financial decisions, consumer interactions, operational data, and increasingly sophisticated technology makes it a valuable environment for studying responsible AI governance in practice.

Real Estate Responsible AI Governance Framework

Canadian AI™ and AIGX Research will begin developing a Responsible AI Governance Framework for Real Estate designed to connect high-level responsible AI principles with practical organizational controls.

  • AI-assisted property valuation: governance for AI-supported valuation, market analysis, forecasting, and comparable-property intelligence.
  • Investment and portfolio intelligence: oversight of AI systems supporting investment research, asset allocation, portfolio analysis, and risk assessment.
  • Tenant and customer interactions: governance of AI assistants, automated communications, recommendation systems, and customer-facing AI.
  • Property and building operations: responsible deployment of intelligent systems for building management, energy optimization, maintenance, security, and operations.
  • Data governance and privacy: controls surrounding property, tenant, customer, transaction, financial, and operational data used by AI systems.
  • Third-party AI systems: visibility into AI embedded in external platforms, vendors, cloud services, and technology providers.
  • Human oversight: appropriate review for AI-supported recommendations and decisions that may materially affect individuals, assets, or organizations.
  • Monitoring and accountability: documentation, responsibility, performance monitoring, change detection, and lifecycle governance.

From principles to operational controls

The initiative will investigate how principles such as fairness, transparency, accountability, safety, privacy, and human oversight can be translated into observable organizational practices, controls, evidence, and measurable governance maturity.

Developing the Artificial Intelligence Governance Index™

Insights from the Real Estate Responsible AI Governance Framework will contribute to the broader development of the Artificial Intelligence Governance Index™. Potential areas of assessment include governance structure, accountability, risk management, documentation, security, human oversight, transparency, monitoring, evidence maturity, and lifecycle controls.

No final scoring methodology or rating system has been established. The initial real estate research phase is intended to provide evidence that can inform development and validation of the broader methodology.

Future expansion into financial services

Following the initial real estate research phase, the initiative is expected to examine application of the framework within financial services, where AI is increasingly used across fraud detection, risk analysis, customer service, compliance, underwriting, investment research, operations, and decision support. Additional industries may subsequently be considered.

Collaborative research and development

Canadian AI™ will focus on responsible AI adoption, enterprise implementation, technology architecture, organizational readiness, and integrating governance into practical enterprise AI programs.

AIGX Research will focus on governance research, assessment methodology, assurance concepts, risk measurement, evidence frameworks, and development of the Artificial Intelligence Governance Index™.
